What does a commercial tenant improvement cost in Calgary?
Commercial renovation costs vary significantly depending on the condition of the existing space, intended use, building requirements and level of finish.

These are planning ranges rather than quotes. Mechanical and electrical requirements, plumbing, accessibility upgrades, fire and life-safety systems, existing building conditions and custom millwork can all have a significant impact on the final investment.
The City of Calgary itself recommends understanding code and building requirements before financially committing to a commercial location because required upgrades can be substantial.
Understand the gap before you sign
A landlord improvement allowance can help offset the cost of a fit-out, but it does not necessarily reflect what your particular business will cost to build.
The difference depends on what is already in the space and what your business requires. A previously finished office may need relatively little intervention, while a medical clinic, retail space or change of use can introduce significant mechanical, electrical, plumbing, accessibility and code requirements.

The reception desk, retail casework and exam-room cabinetry are often the details people notice first. Ours are designed, built and finished in our own millwork shop.
Having millwork within the same team means cabinetry can be developed alongside the rest of the space rather than treated as a separate package at the end.
Built to work with your building
Commercial projects involve more than the tenant and contractor.
We are accustomed to coordinating with landlords, property managers, consultants and tenant representatives, including contractor approvals, building protocols, insurance and safety documentation, permitting and construction within occupied properties.
Calgary commercial spaces must meet applicable land-use, building, fire and safety requirements before they can be occupied by a business, making early coordination particularly important.
