It is a small building. It is also a complete home, with everything a home needs. That is why the number is what it is.

The most common surprise in a first backyard-suite conversation is the price per square foot. A suite is small, so people expect it to be inexpensive. But a 600-square-foot suite still needs a foundation, services, heating, kitchen, bathroom, roof and building envelope.

The fixed costs of creating a home do not shrink in proportion to the floor area.

A backyard suite is a whole house on a small footprint. Budget for it that way and the rest of the project makes more sense.

How much does a backyard suite cost in Calgary?

As a general planning range, most backyard suite projects fall between $400,000–$600,000+.

This is a starting point rather than a quote. Final costs depend on factors such as site access, servicing, demolition, grading, structural requirements, size and level of finish.

Because backyard suites are built on a smaller footprint, site-specific costs can make up a larger portion of the overall budget than they would on a larger home.

Why can a suite over a garage cost less than a standalone suite?

It can seem counterintuitive because the overall building may be larger.

But when the home sits above a new garage, the two uses share one building footprint, foundation and structural system. A standalone suite requires its own building structure and may need to coexist with a separate garage elsewhere on the property.

That does not mean a garage suite will always cost less. Site conditions, design, servicing and structural requirements still matter. But combining the garage and suite into one building can use the property and construction budget more efficiently.

What affects the cost of a backyard suite?

Services. Water, sewer, electricity and other utilities have to reach the new dwelling. The complexity depends on the property and existing infrastructure.

Some sites are relatively straightforward. Others require substantial underground work, longer service runs or off-site connections.

The City’s current Backyard Suite Incentive Program recognizes this variable specifically, offering up to 40% of qualifying underground-infrastructure costs, to a maximum of $20,000, when both onsite and offsite connections are required.

Access. Backyard suites are often built behind an existing home, between fences, mature landscaping and neighbouring properties.

Getting excavation equipment, concrete, framing materials and other construction equipment into a tight site can add time and cost compared with building on an open lot.

What is there now. Many projects involve removing an existing garage or other structure. Demolition, disposal and existing site conditions all need to be accounted for before the new work begins.

Grade and soil. A sloping site, retaining requirements or challenging soil conditions can lead to additional engineering and foundation work.

Size and shape. The Land Use Bylaw influences the allowable building envelope, including setbacks, separation, height and parcel coverage.

A design that works comfortably within those rules can be simpler to permit and build than one that relies on multiple relaxations.

Level of finish. Just like any other home, the materials and finishes matter.

A backyard suite being built as a long-term home for a parent may have very different priorities from one intended primarily as a rental property. Flooring, plumbing fixtures, appliances, lighting and interior details can all affect the budget.

Millwork. In a small home, every centimetre has to work hard.

Custom cabinetry can make a compact kitchen, bathroom and storage plan significantly more functional. LD&A’s millwork is designed and built in our own Calgary shop, so cabinetry can develop alongside the rest of the suite rather than becoming a separate package added at the end.

What is not included in the construction number?

The range above is a construction planning range.

A complete project budget may also need to account for items such as permit fees, consultants or engineering specific to the site, landscaping, appliances and contingency.

We recommend carrying a contingency on backyard-suite projects because existing developed properties can reveal conditions that were not visible during initial planning.

There are also potential offsets.

Calgary’s Backyard Suite Incentive Program currently offers qualifying projects up to $15,000 toward general construction, plus potential additional funding for underground infrastructure, accessibility and designs requiring no Land Use Bylaw relaxations.

The City’s 2026 planning fee schedule currently lists the development-permit fee for a new backyard suite at $0, although the building permit and applicable trade permits still carry fees. The City currently lists the backyard-suite building permit at approximately $1,302 including the Safety Codes Council fee.

Eligible homeowners may also be able to use CMHC-insured refinancing through their lender to help finance construction, with qualifying homeowner loans available up to 90% loan-to-value based on applicable lending rules and the as-improved property value.

None of these makes a backyard suite inexpensive. Together, they may change how the project can be financed.

How long does a backyard suite take?

A backyard-suite project generally has two major phases: design and permitting, followed by construction.

As a planning guide, allow roughly four to six months for design and permitting and six to eight months for construction, so most projects run about ten to fourteen months from first drawings to move-in. The exact timeline depends on the factors below and is confirmed for your project once the design and permit path is set.

The length of the first phase depends on the property, zoning, complexity of the design, permit requirements and whether any relaxations are needed.

Construction timing then depends on the scope, site conditions, season, material lead times and how easily the property can be accessed.
